Prasada: Atlantic City’s Third Boutique Hotel?

This is pretty interesting. After all the hoopla, and publicity of the Water Club at the Borgata’s opening, and The Chelsea’s opening, a few news articles have reported that the Boutique hotel Prasada on the ocean is due to begin construction soon as well..

Prasada?

Where did that come from? I mean I like to think that I’m pretty on top of hotel news coming out of Atlantic City, not only that but you’d expect the developers of Prasada to promote their hotel as well right?

Well I ran some Google searches, and finally came up with a page on the Developers website – sure enough they are trying to build the Prasada on the ocean by Kentucky Ave, just north of the Pinnacle Entertainment/Sands Hotel site. If this hotel will ever be built is anyone’s guess at this point – I was in Atlantic City a few weeks ago (for the Water Club Opening) and happen to drive by the site – not realizing it was the Prasada’s, and there was zero construction occurring. What’s this hotel going to have? Well, its due to be the second or third tallest building in Atlantic City (depending if you count the Taj Tower & the Revel Casino), and will contain both residences as well as hotel rooms. According to the website there are “420 oceanfront units”, but it doesn’t specify if that is the amount of residences or hotel rooms, and well if that is a total room count – it seems pretty low for a 50 story tower.

The building does also have some pretty cool amenities, like a 5-story atrium over the pool, a wine cellar/bar, cigar lounge, private movie screening room, and then all of the other amenities that you’d expect from a hotel/condo building of this level – concierge, restaurant, etc.

This is the type of development that almost reeks of needing a major hotel brand to manage it - W Hotels? Edition? I think if one of the majors were to come in and manage and brand this project it will further increase the possibilities that are in store for Atlantic City.

Over the past few years we’re slowly seeing the development of Atlantic City from just a gambling destination to an actual resort destination – sure there isn’t much to do in AC besides gambling, and shopping, but usually when a city or area starts a renaissance, one of the first things to come in are hotels – if people are going to visit, where would they stay? To see all this development of both the Prasada, The Chelsea, and even the new Courtyard by Marriott that just opened, shows that there is a demand for travel in AC that doesn’t just have to do with gambling. The Water Club also tries to refer to itself as a non-gambling hotel, but its still a part of the Borgata, and most of their patrons will be staying there to gamble or be entertained at the Borgata. The only way that the WaterClub is a non-gambling hotel, is that it doesn’t have slot machines in its lobby, but you still can walk about 300 feet through a corridor to easily get thrown right into the action.

It’s still a question if this project will be built though, the development company – DiGeorge Atlantic – is relatively unknown, and their purpose seems to only construct projects in the Atlantic City area, but this seems as though its their only and first project. Their website is pretty much incomplete – the press release page says it is under construction, and really the only parts of the site that seem to be built out are the Prasada & Management Team pages. On the management team page, it states that the two principals – Christopher DiGeorge & Thomas Stenger came from mainly a real estate banking background – it doesn’t go into any detail about the “Successful New York, NJ, Philadelphia & Caribbean Projects” that they’ve worked on..

It’s obvious that they have put alot of effort thus far into the project – but it remains to be seen as to how it will actually pan out, will it even be constructed? Will it be turned over and branded by a major hotel brand? We’ll have to see, but I’m still pretty surprised that we haven’t heard more about this project – good or bad.. Why is it being kept under wraps?

    While it may seem as though nothing is happening onsite, I have spoken to numerous individuals who state the project is still alive and well – just waiting for the economy and boardwalk gaming properties to make a rebound.
